Steps To Selling Your Home

Selling your home is one of the most important things you’ll ever do.  In terms of financial impact, it is most people’s biggest asset and if you get this wrong you could cost yourself tens of thousands of dollars.

So its important to be prepared when selling your home and I am going to be clear right now: selling your home is a lot of work.  If you think it is going to be easy, be prepared to either (1) make a mistake that could cost you tens of thousands of dollars or (2) cost you the sale completely.

There is a reason that there is a whole industry built around Real Estate!

With that said, the most crucial tip in selling your home is to be prepared and one step ahead in the process.  So let’s look at the exact steps to selling your home:

1. Look at your home condition.

This is the first step that will make you easier to get a buyer. Buyer or consumers always need a first impression. The physics of your home, inside or outside, is very important to make them contact you for the price. So, make sure you have a property that is clean, neat, and well-cared. Who want to buy a home with filthy condition? Repair the leakages and re-paint the walls will make your home even nicer and attractive.

Before you even think about listing or doing anything with your home, you should examine it’s condition and perform basic maintenance.  A few hundred dollars of maintenance could be the difference between that buyer who wants your place and is prepared to pay through the roof for it and getting an average price (or even nothing!) for your home.

2. Price your home.

Pricing is complicated.  However, since there is no time for you to learn correct pricing techniques, you will need to come up with a basic strategy.  The most easiest would be to look at comparisons of the selling price of other homes in your area.

In addition to this, you’ll need to consider: What is the current market like? The market conditions can be a good step point to set your home price. As an additional tip, always open for negotiation! People like to bargain.

3. Advertise your home.

Advertising is always effective in getting consumers.  It is best to refer to the above article but you’ll want to advertise your home online, on the MLS, in newspapers and through the sign.

4. Home Showings.

By now you’re ready to show people your home.

5.  Negotiate And Close

At this point we strongly recommend getting professional  advice.  The sales contract for your home is going to be one of the most important legal documents you’ll sign in your life.  I would not want to do this without seeking some sort of legal advice.
Now of course the above list is incredibly simplified because if we were to write about the exact sales process in detail it would be the longest article you’ve read.  We haven’t even covered off things such as home inspections, professional photography, getting MCAP reports, checking for liens and easements, proper legal disclosure, proper title disclosure (etc).

But this article is designed to give you a rough idea of what’s involved without diving into the complications that are largely the reason why most people use a Realtor!
